1031 Property Exchanges

Anyone know of any local realtor and/or tax professional with experience with 1031 property exchanges?  My particular area of interest is where a property has seen personal use in addition to being an investment property.  It would be nice to have advice regarding local issues - for example, it's hard to rent out the property in non-winter months, so the property might see more personal than business use in the "off-season", etc.

You might also ask a tax professional. I have someone that I consider very know knowledgable in taxes for my personal and business, but she only knows the basics on 1031 exchanges.
