I purchased a new home on a private road in W.W. and was given no information.
Does anyone know of where I would obtain information of rights for my road? ie. parking, maintaining etc.
Also, does W.W. have RV restrictions?

The rights for your road should be addressed in the properties legal description and title policy issued during escrow.

According to the last copy of the SB County Development Code that I have:
Open storage of boats, R.V.'s, trailers, appliances and similar materials and temporary trash storage are not allowed in Front and Street Side Side Yards or within ten feet of structures.
They are allowed in Interior Side Yards, Courts Yard and Rear Yards.

I have looked over my title/deed and escrow paperwork. I can confirm that I rec'd nothing pertaining to the private road that I live on. Now what, do I go to city of s.b. and request another title or ? anyones help is greatly appreciated.
Yes, I guess you are right tree hugger - this will open a can of worms. but people need to beware of the regulations regarding rv's, vehicles, fences and trash etc. that they have in there yards. It doesn't help property value or safety issues the way lots of folks keep there front yards in w.w. This is a beauitful town - but looking at some of the kept homes here sure doesn't reflex it!

According to my read of the code, any detached shed or detached garage has to be in the back of the house, not on the side. Yet I see plenty of places with a detached garage on the side, and I would like to do the same. Am I reading things right?

I would go to where you pull the permit. It maybe how the lot is situated. We had permits and our garage is to the front and to the side, its not that old as we built the house and then later built the garage.

More information is needed as your description of a private road is vague.
Is the road actually on your property? Or do you access your property by traveling on the private road?
How long ago did you close escrow on the house?
What did the Realtor say about the road?

hi admin,
i access my (and everyone else on the street) property by traveling on the private road. my realtor only said prior purchasing "This street is a private road" - maintaining & plowing and such will be at the owners expense". no more or less said by him and NO paperwork given to me.

We went through this earlier this year and what a mess. Thank goodness our real estate agent, Dottie Williams, did all the researching and solving for us before escrow closed. The "private" road wa sold at auction and the person who bought it then sent letters to everyone on the street saying that they had to pay approximately $90 a month to use it to access their homes. Fortunately when our home was built in the '70's, the original owners signed/filed easement rights and we were exempt. Maybe try getting some help from real estate agent?

A friend is looking at purchasing a house on Acorn Road. I know that it is a private road, how good or bad is the road during the winter.

I would never buy any home up here on a private road.
I believe the home owners are responsible for the road maintenance issues. How or who will plow the snow? .....nope not me - that's just my personal opinion. Acorn can get pretty icy I bet. got 4x4?..Have her ask the neighbors they would be her best bet in getting some answers.
I have a family member that lives on a private road here in Wrightwood and they hate it. No one plows, maintains it and it's a mess.
Plenty of homes for sale in town to choice from....I would run!

I just assumed that the folks at the top of Acorn have a contract with someone with a snowplow and then they all help to pay this person. I don't think they'd have to plow it themselves or shovel it either, but I may be wrong. It's really really steep at the top and I'd hate to live there as well, but that's me.

Back in '01 when we had snow, the record breaking winter, I gave a person a ride home who'd got stuck and called on Robin and Pine and since there were berms blocking all the side streets 2' tall, had to continue up to the top of Pine and follow where the plows had gone down Acorn...not even the top of Acorn...Just from below the Catholic Camp.
I had chains on the rear of my pickup and weight in the back.
It had just been plowed. I was driving people home who's cars had been stuck.
I went on the bobsled ride from Hell down that street that night...didn't matter whether you put the brakes on or locked them up... or downshifted. I finally left it in 2nd gear and applied a little throttle to steer. I was bouncing off the berms on the side...sliding sideways out of control... I still don't know how I made it between those 2 trees close to the side at Robin...it's a wonder I had any paint on the side of that truck left when I finally skidded through the stop sign at Apple. Might as well rolled a basketball down that street that night.
I would look for houses no more than a couple of blocks from Hwy 2 if you commute and come home late at night. Otherwise, I think there are more than a few nights when it snows that you just build a fire, bundle up and don't go anywhere on the roads that high up.

The worst the road the less traffic it receives. I like privacy so I choose to live on private road that is in extremely poor condition, and have no plans to make any improvements to it.

Thanks for the info so far. They have 4wd but didn't want to get stuck not being able to leave for days. So I was hoping that someone on the forum lived on upper Acorn or had been on the road during or just after a snow. I think they realize that sometimes no one goes anywhere up here no matter where they live but that only usually last a day not a week.

My sister lived on the top of Acorn once and moved just off Hwy 2...Racoon is sooooo correct.
My sister and her family use to have to leave their car at the bottom of Acorn and walk up in snow to there house. Also, when their daughter went to school to catch the bus she had to skii down it was easier than trying to walk in it. "really"!

May pastor and her husband lived on upper Acorn for 3 years and loved it for the most part. He bought $250+ chains for their cars and made it down just fine, albeit slowly. So yes, you can do it, but you have to invest in top-of-the-line chains and use them.

That is really the best way to look at it. Most times, we can get just about anywhere in the village and sometimes, even a snow cat will not do. Since 1972, I've never experienced more then 2 days in a row where folks were mildly inconvenienced at the worst. If conditions get any worse then that, you couldn't get off the hill anyway. I'd tell to buy and enjoy being snowed in and having bears for backyard neighbors.

Yes, that's what I think. And it isn't the worst hills that have a monopoly on being snowed in. I live on Pinon Mesa, and 3 years ago we were stuck for 3 days because the snow plows had thrown up a 4' ice berm at the bottom of my driveway. It happened at night and by the time I got up in the morning the darned thing had frozen solid. We needed a backhoe to get us out... which didn't show up for 3 days because they were digging people out on Table Mountain.
But other than missing a New Year's Eve party (oh well) Wildman was right, it was fun! And it wasn't like we couldn't walk out if we had to.
