Looking for 3BR + Office or 4 BR in Wrightwood

My son and his family are looking for a home in Wrightwood. They are working with a Realtor in regards to properties listed, but my husband and I have had luck just putting the word out and buying directly from the owner in the past. Saves them money, saves the buyer money too, and not so hard to do. If you are considering selling or know someone who is with a home that fits these parameters, please let me know, thanks!
 - 3 bedrooms plus office or 4 bedrooms
 - 2 baths minimum
 - 2000 sq ft minimum, but preferably 2200 and up
 - Larger, usable lot, at least 8000 sq ft but the bigger the better
 - Prefer updated, but very open to doing their own updates depending on price
 - Prefer fenced back yard, but again can do that themselves if pricing is right
 - Prefer forced air heat, and would love AC but not too many homes have that here
 - Does not want to be on far west side (Up Cardinal or Flume Canyon)
 - Prefers walking distance to town, but may consider east side of town beyond Sheepcreek wash
 
They are very qualified buyers with 20% down, and can be flexible on timing/moving. This would be a contingency sale since they need to sell their home first, but have confirmed their value and just don't want to list their home until they find something in town to purchase.

I have a neighbor who will be selling their house.  What price range are they prequalified for?

For their perfect home, no more than $500,000. But hoping to stay closer to $400-450,000. They can qualify for the higher number, but when you add in the high insurance costs, they don't want to be house poor.

Thanks. We saw the listing but never went inside. The woman at the listing office told me there was zero wiggle room on the price, and was quite abrupt and pretty much told me to have my agent talk to her. She wouldn't speak directly to me about it, and my agent was out of town at the time. So no, we never saw the inside in person. I don't remember a large yard, but I only drove by and couldn't really see much. It doesn't look like it's on the market any longer. Feel free to private message me, thank you.

Thanks for your "sincere" well wishes Cheapskate! Two of the homes I've had in my life were found through word of mouth. I don't think it hurts to reach out this way. Regarding your comment about less than market cost, I never tried to low-ball anyone and plainly stated my son's budget. If someone has a home that might fit those parameters, then it's up to them if they want to reach out to me. I prefer to be positive and optimistic. I hope you have a super swell evening!
