If you are in a flood zone the lender can/will require flood insurance for you to close escrow.
I would recommend that you insist an elevation certificate be completed prior to close of escrow so you will not be paying "an arm & a leg" for flood insurance.
Contact Ken Brisson at Certified Flood Systems. The last time I spoke to him he said he was doing Elevation Certificates. If my memory serves me correctly, the Nat'l Flood agency(?) was requiring a new Elevation Certificate when the property sold.
